This complex was experiencing water related issues to 2 balconies as well structural implications to outdoor common area as a result of deterioration to sandstone sea wall. Remedial Building Solutions inspected both concerns and implemented appropriate strategies.

Balconies:

The balconies waterproof membrane had deteriorated and expired past its use by date. The tiles and associated elements were removed accordingly and a suitable waterproof membrane applied in accordance with AS 4654.2 – 2012. Minimal disruption were caused to the residents and the works were carried out efficiently and above industry standards.

Sea wall:

The existing outdoor area is commonly utilised by the residents which includes a swimming pool, barbeque area and a large landscaped area with harbour views. The owners were experiencing subsidence to various locations and were unclear of the exact source.

Upon our attendance and inspection, we identified the possibility of the sea wall corrosion. A specialist diver was called to inspect the sea wall face and out thoughts were confirmed.

The nature of the works involved careful planning and Remedial Building Solutions applied an appropriate strategy and assembled a suitable and experienced team to address the matter.

The location was barricaded in compliance with WH&S regulations, the necessary authorities contacted and guidelines required met. With the use of specialise technology, the location was accessed in conjunction with water tides and diving experts commenced preparing the sandstone face in preparation for re-build application. Once prepared, suitable formwork was installed and Sika UW liquid grout for the specific purpose was installed to bulk fill voids.
